| Commercial Real Estate There are basically two different types of property; Residential and Commercial Real Estate. The basic difference between the two is clear. Whereas residential property is purchased for the purpose of residing in it, Commercial Real Estate is usually acquired with the intention of using it to make a profit. These two groups can be further split up into various sub-groups, or sub-genres. For instance, if we were to take Commercial Real Estate, we could then divide it into offices, hotels, shops etc. ; as opposed to apartments, villas and maisonettes, to name a few, which are bought as dwellings. Both can be either bought or rented. If bought, then they can be rented out in turn. Let us focus on commercial real estate though, for the purpose of this article. There are various factors which come into play when deciding whether or not to invest in commercial real estate. The first thing one needs to keep in mind is the purpose for which that building will be used. If a shop is what you have in mind, then what kind of a shop will it be? If it is a bazaar or a sweet shop, it would benefit greatly if there is a school, for example, in the vicinity. What kind of customers does that area usually attract? It is useless opening a fancy restaurant in a small village which is best known for it’s large cemetery. A flower shop, on the other hand would be ideal. It is important to make your homework well before investing in Commercial real estate. |
